Sengkang Connection price list: release timing
The Sengkang Connection price list is expected to be released together with the project's launch in January 2027. As with most new strata industrial launches, the developer usually shares an indicative price range during the VIP preview, followed by the full unit-by-unit price list when bookings open. Prices typically vary by unit size, floor level, ramp-up access, ceiling height, frontage and facing.
Until the developer confirms prices, any specific per-square-foot figure you see online should be treated as speculation. What we can do is look at the published facts on the land and explain the main drivers that will shape the final Sengkang Connection price psf.
| Unit type | Indicative size | Indicative price |
|---|---|---|
| Standard B2 unit | To be released | To be released |
| Ramp-up unit (ground / upper) | To be released | To be released |
| Larger / combined unit | To be released | To be released |
| Ancillary / canteen units | To be released | To be released |
We will update this table as soon as official figures are available. Register your interest and we will send you the price list directly.
What the land price tells us
JTC awarded the Sengkang West site to Soilbuild Group Holdings Ltd. for S$156,114,008. The land measures 23,196.6 sqm and carries a gross plot ratio of 2.5, which allows a maximum gross floor area (GFA) of roughly 57,990 sqm, or about 624,000 sq ft.
Dividing the tender price by the maximum GFA gives a land rate of approximately S$250 per square foot per plot ratio (psf ppr). This is the land cost embedded in every square foot of space the developer can build.
The developer's final selling price will add a number of other costs on top of the land, including:
- Construction costs for a modern ramp-up industrial building, including structure, cargo lifts, loading bays, M&E and facade.
- Professional fees for architects, engineers, quantity surveyors and project managers.
- Financing costs on land and construction loans during the development period.
- Statutory charges, marketing and sales costs.
- Developer margin to account for risk and return.
Strata area that buyers purchase is also not exactly equal to GFA, because some areas such as driveways and common spaces are treated differently. As a result, the selling price psf is always well above the land rate psf ppr.
Factors that will drive Sengkang Connection pricing
1. Scarcity of new B2 supply in the north-east
Most new strata industrial launches in recent years have been in the west and north. Owner-occupiers in Sengkang, Punggol, Hougang and Seletar have had few new-launch options nearby. Limited choice in a well-populated area tends to support demand and pricing.
2. 33-year tenure
JTC industrial sites today are commonly released on shorter leases, and Sengkang Connection's site carries a 33-year lease. Shorter tenures generally mean lower absolute prices than older 60-year industrial properties, but they also affect financing and resale considerations. Buyers should plan around the remaining lease from the date they purchase.
3. Unit type and access
Ramp-up units, where trucks can drive right up to the unit's door on upper floors, usually command a premium over units served only by cargo lifts. Ground-floor units with direct frontage and higher ceilings are also typically priced higher.
4. Size of unit
Smaller units carry a higher price psf but a lower total quantum, which makes them attractive to SMEs and investors. Larger units are often priced lower psf but at a higher overall quantum.
5. Market conditions at launch
Interest rates, business sentiment and competing launches in early 2027 will all influence the final pricing strategy.
Buying costs on top of the Sengkang Connection price
| Cost | What to expect |
|---|---|
| Option fee | Usually a percentage of the price, paid on booking (to be confirmed by developer) |
| GST | Charged on new industrial property at the prevailing rate (9% as of 2026). GST-registered companies may claim it back subject to IRAS rules. |
| Buyer's Stamp Duty (BSD) | Non-residential BSD rates apply. No ABSD on industrial property. |
| Legal fees | Conveyancing fees for the purchase and mortgage |
| Property tax | Payable annually after TOP based on the unit's annual value |
| Maintenance fees | Payable to the MCST after TOP |
| JTC fees | Any applicable JTC processing or approval fees on assignment and use |
Payment for new industrial launches may follow a progressive payment scheme or a deferred/normal payment scheme, depending on what the developer offers. We will publish the confirmed payment scheme once released.
Financing your Sengkang Connection unit
Industrial property loans are offered by most local and foreign banks in Singapore. The loan quantum depends on the buyer (individual or company), whether the unit is owner-occupied or tenanted, the remaining lease and the bank's credit assessment. Many buyers see financing of around 70% to 80% of the purchase price, with tenures that are typically limited by the remaining land lease. Individuals buying in their personal name are also assessed under the Total Debt Servicing Ratio (TDSR) framework.

Is Sengkang Connection good value?
Value depends on what you need. For owner-occupiers, the key question is how the total cost of owning compares with renting a similar space nearby over the years you expect to operate. For investors, it is about expected rental yield, tenant demand in the area and the remaining lease at the time you might sell. A new B2 development in an area with limited new supply, close to a large workforce and good road connections, has clear fundamentals in its favour. Once prices are released, we can prepare a side-by-side comparison with recent industrial transactions in Sengkang, Seletar, Ang Mo Kio and Yishun for you.
